In order to best serve our users, sellers must adhere to our Listing Quality Policy. Our aim is to provide land buyers with a resource that's targeted and streamlined, so listings that don't meet our criteria will not be accepted. LandSearch has the right to reject or remove any content that violates our Listing Quality Policy, Terms of use, or Privacy policy.
Advertising
- Advertising Listings. Listings may only be posted by the contracted, listing agent, or co-broke agents. A property owner may also post their own properties for sale, auction, or lease if they are the legal owner. Listings violating this policy may be removed.
- Size Requirements. To ensure users are not subjected to a convoluted experience, listings must satisfy our land-centric property requirements. Generally speaking, this means that if the property has significant structural improvements then it must be a minimum of 2 acres in size. Otherwise, all vacant or large tract properties are valid.
- Location Requirements. Listings must be mappable so a valid address, parcel ID, or latitude/longitude must be provided although we prefer all data be sent to maintain listing quality. State, county, and city names should match our official naming or one of our aliases. Listings that don’t meet these basic requirements will not be accepted. We prioritize completed listings so include as much data as possible to gain the most exposure.
- Links. Any links included in listings may only link to your real estate website. It may not link to any site that is not entirely owned by you, your broker, your agent, your MLS, or is unrelated to real estate.
- REO Land. As long as you are the legal owner of a property, you may advertise the listing on LandSearch. Since REO (real estate owned) land is lender-owned, it's usually not represented by an individual agent or broker. An REO listing will still contain a card with the owner's contact information, but the card will not be attached to a professional profile. If at anytime LandSearch determines that you are not the legal owner, LandSearch may remove the listing.
- Duplicate Listings. A duplicate listing is the same physical property listed under more than one property ID. Properties should be identified with the appropriate types and tags. Sellers can select multiple types and tags on a single listing to increase exposure. Adding the same listings under multiple property types can create confusion for buyers and is prohibited. To prevent duplicate listings from posting, we'll publish the highest quality listing based on our internal quality score and remove any duplicates. If an agent feeds in multiple sources, it's their responsibility to notify us that duplicates are displayed. If you believe the same listing was posted on your behalf multiple times, let us know.
- Attachments. Documents such as flyers, surveys, soil maps, or any other similar materials that could provide buyers with additional property information should be included as an attachment, not as an image, video, or any other attribute.
Self-Promotion
- Restrictions on Self-Promotion and Marketing. The scope of use of self-promotional information contained in listings and professional profiles on LandSearch is limited. Self-promoting methods are prohibited in names, listings descriptions, biographies, and addresses.
- Listing Descriptions. Listing descriptions are a tool to aid in selling a specific property, not an agent, brokerage, or anything other than the property. You may not include marketing information, including any HTML, links, hashtags, email addresses, or general agent or brokerage information in a listing description.
- Images and Videos. You may not include graphics or marketing copy of any kind overlayed on images and videos. At our discretion, we may allow logo watermarks. LandSearch reserves the right to remove any image or video at any time that we deem to lower the character or quality of our site, as well as promote an image to the cover position regardless of its original position if we feel it will raise the quality.
