Description:

Chain Lakes Ranch is a well-maintained property that is beautifully laid out for ideal cattle, equestrian, and recreational use. This 250 +/- acre ranch offers luxury accommodations, plenty of equipment storage, a large equestrian barn, a surplus of water, a sophisticated fencing system, a good set of pens, gorgeous rolling topography, all situated just west of rapidly growing Waco, TX. This is a very well-rounded ranch that can be held and utilized for generations to come, or a strategic investment due to the swiftly growing development needs along highway 6.

Location:

Chain Lakes Ranch is located in the northwestern portion of McClennan County. It is 20 miles from downtown Waco, 15 miles from Lake Waco Marina, 100 miles from Dallas, and 115 miles from Austin. Groceries and dining options are a short 3-minute drive from the ranch.

Current use of the land and wildlife:

The ranch is currently being used primarily to graze cattle and a few horses. Excellent perimeter and cross fences are in place. The property is cross fenced into 8 different pastures. A circular rotunda is located near the middle of the property and slick-wire alleys lead from the rotunda into 7 of the pastures. This creates an ideal setup for rotational grazing and moving cattle throughout the ranch. Each of the eight pastures has metered water run to a water trough within. There are numerous additional water sources located throughout the ranch. The property has been very lightly hunted but white-tailed deer and dove are prevalent throughout the ranch. A 150" class white-tailed buck was harvested from the ranch last season. Turkey and winter waterfowl will also frequent the ranch.

Improvements/Structures/Roads:

Primary access to this ranch is through a gated stone entrance off of HWY 6. A concrete drive takes you to the main house. This two story 4,435 SQFT home was completed in 2008 and offers 4 bedrooms and 3.5 baths. It also has a 545 SQFT attached garage and 191 SQFT detached bonus room. The large sunroom leads to a backyard oasis complete with swimming pool, hot tub, and pool house. The 593 SQFT pool house contains a bathroom and steam sauna.

Further up the road is the guest house and working headquarters. The working headquarters includes two enclosed shops, a pole barn, equestrian barn, round pen, and a set of cattle pens. Most of these improvements were completed in 2009 and 2010. The equestrian barn was completed in 2015 and the guest house in 2021.

The 1,724 SQFT guest home includes 2 bedrooms and 1 bath.

The large shop has 2,933 SQFT of enclosed storage on the first floor and 865 SQFT of storage on the second floor. There are three overhead doors in the front and one overhead door in the rear. The front has an additional 1,493 SQFT of covered storage with concrete flooring outside.

The smaller shop is 1,576 SQFT with an overhead door in the front and a sliding door in the rear.

The pole barn is 2,057 SQFT and ideal for storing equipment or hay.

The luxurious 8,289 SQFT equestrian barn has 10 custom stalls, all with automatic water troughs, pipe fencing, and oversized covered runs.

Water:

Chain Lakes Ranch gets its name from a chain of four lakes, all measuring approximately 2 acres in size, that feed into one another. These lakes provide a beautiful backdrop, but also create a natural water resource for livestock and wildlife. There is a fifth lake of comparable size that is located near the front of the property and delivers a scenic view from the house. Each of these lakes could be stocked for fishing. An expansive underground piping system has been installed to run metered water to the two homes, the horse barn, and each of the 8 pastures. Brazos River Authority is the water supplier. Located over the prolific Trinity Aquifer, a water well could easily be installed if desired. The average rainfall for this area is 34 inches per year.

Elevation/Topography/Soils:

This property is situated in the Cross Timbers ecoregion of Texas and is characterized by rolling open pastures with some ancient towering live oak trees scattered throughout.

The soils mainly consist of Aledo gravelly clay, Denton silty clay, and Krum silty clay.

The ranch provides approximately 50' of topography variance that rolls up and down throughout the property and creates a picturesque landscape.
