Auction Terms: Successful bidder is required to enter into a non-contingent purchase agreement and pay a $40,000 non-refundable down payment, per parcel purchased, the day of auction. Balance is due with certified funds on May 1, 2025, the date of closing. A 2% Buyers Premium shall apply and be added to the high bid. Buyer to reimburse seller for the fall applies fertilizer and anhydrous from 2024 (see above). Buyer to pay real estate taxes on the 2025 real estate tax statement and thereafter. Buyer shall assume levied or pending assessments, if any. The land is being offered subject to owner confirmation.
