This future commercial property sits near a bullseye of development concentrated around the Hwy 9 exit on Interstate 77 (exit 65). It is about 2.6 road miles from the Exit 65 ramp and only about 1.3 miles from the Exit 62 ramp on Old Richburg Road (Hwy 56).

Giti Tire manufacturing sits on a large tract of land directly to the east. Giti owns adjacent land directly across Lizzie Melton Road. Giti Tire's main entrance is about 2 miles away by road. Other manufacturing facilities located within a 4-mile radius, include GAF Roofing, Boise Cascade Plywood, Guardian Glass, Thyssenkrupp Materials, Boral Cultured Stone, Carolina Poly, Roseburg Engineered Wood, Specialty Polymers, and United Natural Foods. The facility is sited on around 800 acres located about 4 miles from this property on the other side of Interstate 77. Site clearing has already begun, and construction is expected later in 2024.

The tract has been in timber production for decades. About 138 acres are covered by pines planted in 2017. Timber was harvested in 2022 from about 86 acres. Pine seedlings were planted on this area in January 2023. Internal access is good via logging roads. There is currently one gated access off Hwy 56 and two off Lizzie Melton Road.
