Little Mulberry Tract is an outstanding timberland and recreation property with an abundance of standing timber and diversity for wildlife habitat. The land lies east of Hwy 25 and north of Greenwood in a quiet, rural area of northern Greenwood County.
Uplands are mostly gently rolling hills covered by thinned planted pines. Mature hardwoods cover some steeper slopes and flat creek bottoms. Little Mulberry Creek flows along much of the north boundary line. A good internal road system runs through most of the tract. Younger pines cover a small area. Deer sign is abundant.
About 154 acres are forested with loblolly pine planted in 1999. These trees have been fertilized and thinned twice. Blackberry, grasses and other wildlife food sources are common. About 16 acres of pines were planted in 2006. These young trees are healthy and growing fast. About 56 acres of loblolly were planted in 1980 or earlier in the easternmost part of the property, in an area that will require some investment in road work to harvest.
Some parts of the land are more strongly rolling and slopes are dominated by mature upland hardwood. In the bottomland along Little Mulberry Creek, large black walnut, yellow poplar, and maple are common. About 44 acres is covered by this mature hardwood with some pines.
Access across the land is good with well-maintained internal roads and trails. The main woods road running through the tract was once a county road. Public maintenance ended decades ago, but the front portion of the road is still shared with two neighboring timberland properties. Openings of around a quarter to half acre are scattered along the road. These are mostly sites used as logging decks.
Soils are mostly sandy loam or loamy sand and are productive for timber and wildlife openings. Over much of the property, soils would be productive for larger fields and pastures if desired. Topography is gently rolling, in many areas especially near the paved road.
The property has about 2,000 feet of frontage on Miller Road. A power line runs along Miller Road to serve nearby homes. There are no public waterlines nearby. The immediate neighborhood is mostly wooded tracts. Houses are widely scattered in the area. One residence is within sight of the property along the road frontage.
The north side of Greenwood is about a 10 to 12-minute drive away and offers stores such as Aldi and Publix Grocery, Lowes hardware, and Tractor Supply, and restaurants including Chick-fil-a and Outback Steakhouse. The tract is about 5 miles from Hodges, 9 miles from Greenwood, 37 miles from Anderson, and 45 miles from Greenville. All distances are approximate road miles to the center of town.
The property is timberland with no improvements and does not have an address. It is on Miller Road (GPS = "State Rd S-24-398, Hodges, SC 29653") about a mile north of its junction with Hwy 246. Mailbox # 606 is near the tract's gate. County tax map # 6940-377-273 and 6940-755-355.
