The Cross Roads 80 (#03019-03843) is a +/- 80-acre (per tax records) tract of timberland located in southeastern Ouachita County about five miles northeast of Louann, AR (North 33.432352°, West 92.718443°). The topography of the tract consists of well-drained rolling upland hills. Access to the west side of the property is available with a dirt woodsroad running east for 400 yards from a gravel driveway which runs southwesterly for over one-third of a mile down to Ouachita Road 67, a paved county road. An intermittent creek drain flows through the southern half of the property in a southeasterly direction. About 59 acres of the more upland ridgetops were cleared/harvested in early 2024 while roughly 23 acres of hardwood creek drains meander through the property. According to the USDA NRCS web soil survey, the property is based upon an assortment of sandy loam soils which give the land a weighted average site index of 85.8 feet for Loblolly Pine (base age 50.
