Looking for a lot in The Orchard to build on, if so make sure you do your due diligence. If you have never owned or built in a mountain community you may not be aware that a percentage of lots are not buildable and a larger percentage are buildable but the site work may cost tens of thousands to build on them. This is one of the reasons you see lots in The Orchard for as little as $5,000 and some over a $100,000. This lot is not only buildable but all of the due dilligence has been done by a builder and it is a great and easy to build on lot. You may pay less for a lot but once site work is considered you will spend way more to build and you will still end up with a home on undesirable lot. Do not make the mistake many do when buying a Mountain home site.
