Recreational Land for Sale in Dixfield, Maine
Oxford County Dixfield, ME 04224
Remote off-grid lot with good legal seasonal access. The best access is off of Averill Hill Road over approximately 1.5 miles of improved and unimproved roads passable with a 4x4 vehicle. Averill Hill Road entrance has a gate, and keys are available. The lot is well-wooded and has not been harvested since 2000. Mountain views are attainable with some clearing of trees. The previous owner had a small campsite located in the center of the lot. Elevations range from 760' at the Northwest corner to over 1,040' along the Southern boundary line. The topography is not too steep. Local snowmobile trails and State ITS 82 are believed to pass along the so-called Stowell Trail and Timberland Pass adjacent to the subject lot. Nearby mountains include Holman at 1,639' to the Northeast and Sugarloaf (not ski area) at 1,480' just south of the subject lot. A small intermittent stream flows through the lot, making its way north to Aunt Hannah Brook, which flows to Weld River. The land is in the State of Maine Tree Growth Tax Law program, keeping taxes at a very low rate. Taxes for 2024 are only $253
DIRECTIONS: Take Averill Hill Rd off RT 142/Weld Rd in Dixfield. Go 1.2 miles and take a right to a locked gate. Go 1 mile and take a right at Three Crow Corner. Go another 0.7 miles (rough road) to the NW corner just after the old logging road and homemade sign about the gate.
