The 70 acres +/- of merchantable stands of loblolly pines have been thinned once and have been managed with prescribed fire; this has created great habitat for ground nesting birds and deer. There are 24 acres of merchantable longleaf pines on the tract, some of which are currently leased for pine straw production. The last pine plantation on the farm is a 109 acre stand of 6-year-old longleaf that is well stocked and are ready for their next prescribed burn. This diverse mix of pine timber is a great long, and short-term timber investment. Per the USDA web soil survey map, this tracts site index for loblolly (50 yr.) ranges from 80-88. The dominant site index across majority of the tract is 88 on sandy clay, and sandy loam soils. A current timber appraisal was done in October 2023 and can be provided upon request to pre-qualified purchasers. Cooper's Farm is an outdoorsman's dream; diverse habitat, great internal access, year-round water features, and loads of fresh wildlife sign. Whitetails, eastern wild turkeys, dove, hogs, and quail can all be found on this tract. Historically this area of Dale County is known for great populations of wild turkey. The year-round water features, and seasonal streams on this farm ensure a water supply for wildlife and also feed the 1-acre fishpond on the north end of the property. This pond was stocked with bream and bass in the past and has had recent renovations to the dam, as well as digging out the banks to make parts of the pond deeper. There is one established food plot 1 acre in size, as well as 7-8 acres that were loading ramps from previous timber harvests that would be excellent food plots if a new owner wanted to grow more groceries for the local wildlife. This tract shares over 1/2 mile of boundaries with Ft. Novosel. Ft. Novosel, formerly Ft. Rucker, is an army training base for helicopter pilots and features 58,043 acres of forest land managed for wildlife and timber production. Cooper's farms' shared boundary with the government land is on the North end of Fort Novosel known as the impact area. The impact area of Fort Novosel is restricted to public hunters, and by default is viewed by many as a wildlife sanctuary. The elevations on this property range from 280' at the lowest point on the southeast side of the property to 430' on the southwest portion of the property. The buildable sites close to the entrance are 360' to 380' in elevation and are well outside of any floodplain. Utilities are either on site or available at the road. There are two entrances to the property, one near the northeast corner, the other on the northwest corner at the paved road. An ingress, egress and utilities easement follows the western boundary of the property starting at the paved road and runs south along the western boundary for approximately 1,250 feet (see map in pictures). There are several great locations on this property to build a home or cabin including several locations near the pond. The barn is on the north end of the property close to the paved road and the pond. Pulling in the gate and seeing the old wooden barn gives a glimpse into the farm's rich history.
