The following described property in San Luis Obispo County, CA:
Lot 24 Unit 20-B, California Valley, as per Record of Survey recorded in Book 11 of Records of Survey, Page 78, Records of said County, together with a nonexclusive easement for ingress and egress over, along, and across the streets as referred to and shown on all presently recorded Records of Survey of units of California Valley.
Subject to easements for ingress and egress across the part of said realty referred to and shown as a street on said Record of Survey hereof as heretofore granted to the owners of lots in presently recorded Records of Survey of units of California Valley and subject to the right reserved herein to Seller, its successors or assigns, to grant within the time permitted by California Civil Code Section 715.2 similar easements across such part to the owners of lots in both presently and future recorded Records of Survey of units of California Valley created from the property described in deed recorded in Book 1040, Page 327, Records of said County.
Excepting therefrom an undivided one (1%) per cent of all oil, gas and/or other hydrocarbon substances which may be produced and saved from said lands as reserved by Goldtree Investment Co., in Deed dated April 25, 1936 and recorded November 23, 1936 in Book 204, page 416 of Official Records.
Seller excepts and reserves unto itself forty-nine (49%) per cent of all oil, gas and other hydrocarbon substances lying in, under or upon said property lying below a depth of five hundred (500) feet from the surface but without right of surface entry.

Conditions, covenants, restrictions, reservations, easements, rights and rights of way of record. This conveyance is made and accepted subject to and upon the covenants, conditions, restrictions and reservations set forth in that certain Declaration of Restrictions recorded on July 3, 1961; in Book 1131 page 134, Official Records of San Luis Obispo County, California, all of which by this direct reference thereto, are incorporated in this conveyance and made a part hereof as though set out herein in full.
