The Colorado River funnels through DeBeque Canyon for 20 miles until the canyon walls open up at Palisade. Palisade Peach Orchard and Development Property for Sale

This 12-acre parcel is actually comprised of three different parcels--7.12 acres, 2.5 acres, and 3.21 acres, for a total of 12.83 acres. The largest parcel is zoned "AFT--Agricultural, Forestry, Transitional", with a 5,200-square-foot fruit packing shed (built in 2008) with loading bays and a large covered apron for processing fruit. The other two parcels are zoned agricultural. Current zoning allows for 2.5 units per acre and single-family residential detached homes, as well as upper-story residential, is a use by right. Most non-residential usage is conditional on approvals. Wineries, tasting rooms, and B&B's are a use by right. The property can be re-zoned through a Planned Unit Development for higher density, which would require a full subdivision application with the Town of Palisade. The parcel is already served by Town of Palisade water and sewer. Real estate prices are among the highest in the Grand Valley towns of Grand Junction, Clifton, Fruita, Loma, and Palisade, and demand for higher-end housing is very strong.

Palisade is a about 3.5 hours west of the Denver metro area, making it a favorite vacation getaway for the Front Range. It's known as Wine Country, as there are several active wineries in Palisade. Many people rent bicycles to go on wine tours, and it's become popular as a destination for bachelorette parties. The town itself is quaint and artsy, with a strong tradition of fruit growing and other agriculture. The Colorado River offers a scenic foreground, with the Grand Mesa to the east rising over 10,000 feet in elevation. Mount Garfield, the iconic sandstone cliff that provides a landmark visual for the entire valley, rises up just to the north of the subject property. There's a wide variety of recreational choices from Palisade, including the Palisade Plunge mountain bike trail; excellent big game hunting for mule deer and elk; whitewater rafting and kayaking; hiking on a wide variety of desert and mountain trails; mountain biking and cycling; 4-wheeling and riding dirt bikes, ATV's, and UTV's; and skiing, snowshoeing, and snowmobiling on the Grand Mesa. There are wineries, lavender farms, and craft breweries to visit, and concerts at various venues nearby. The Fruit & Wine scenic route offers a beautiful drive through orchards, vineyards, and farms. Many visitors opt to bike the byway, making stops for tastings or fresh produce along the way. The Grand Mesa National Forest begins just a couple miles to the east of Palisade and offers hunting, four-wheeling, mountain biking, fishing, cross-country skiing, and snowmobiling. Many Grand Valley residents enjoy skiing at Powderhorn Resort, which is on the north slopes of the Grand Mesa.
