The Arizona OSR Land Co-op is a non-profit land developer that is creating Arizona's largest resident-owned, off-grid, self-reliance homesteading community.
The Co-op is part of the "Operation Self-Reliance Initiative". The mission of Operation Self-Reliance (OSR) is to help families and individuals transition from a city lifestyle of dependencies to a country culture of self-reliance, with like-minded neighbors, each on their own 2+ acre sustainable self-reliant homestead -- which is the core building block of an OSR agricultural land cooperative.
The foundation and core principle of an OSR community is the sustainable self-reliant 2-acre homestead. A community's true strength is measured by the well-being of all its members. By creating a network of 200+ self-reliant homesteads, each bringing their own creative diversity to their homestead, one creates a community with a wide breadth and deep depth of knowledge, skills and wisdom.

Benefits of Co-op membership:
- Pick of a 2.0 to 2.4 acre lot for your exclusive use (first-come, first-served),
- A cooperative's equivalent of a title to 2+ acres at the Coslor Cove farm-steading community (it's called a proprietary occupancy agreement),
- Access to the co-op's tool and equipment rentals (so you don't have to buy tools you'll rarely use. Rental fees go towards maintenance.)
- Use of a cabin on the property while you build, if needed (and if available), Rental fees go towards maintenance and cleaning, and rental rates are reduced for members.
- Shared use of the community greenhouse for 1 season while you're building your greenhouse,
- Once a new member completely builds out their homestead, they become a full member and can vote for board members and on issues brought to the members by the board.
- Ability to sell your surplus produce through our co-op store,
- Group purchases of products and services needed to build your agricultural homestead,
- Eventually, you get what no other community can offer! 249 neighbors who are producing all their own food, water and power.
- We are developing a homesteading manual to take a LOT of the guesswork out of what it takes to produce all your own food. Each member will receive one.
Membership Obligations
Each new member agrees to build the following within 3 years:
- A passive solar home, of at least 600 square feet, that requires minimal energy to heat or cool. We recommend at least 800 square feet of living space.
- Shop or Barn for animals and/or storage (no minimum size)
- Greenhouse, minimum 600 square feet, 1,200 recommended.
- Garden/orchard,
- A water well and storage tanks,
- Solar power system, and
- County-approved sanitation system.
The Arizona OSR Land Co-op is legally organized as a non-profit marketing cooperative under Arizona law. The plan is to market members' surplus produce under the OSR co-op's organic foods brand. So, your 2+ acre lot will need to be agriculturally productive. There are two ways to accomplish that: 1. Owner/Operator makes the land productive, or 2. You own, but someone else operates. In other words, you don't have to live on your land, it just needs to be agriculturally productive.

One-time lease payment of $25,000 gets your a membership in the Arizona OSR Land Co-op. That lease is for whichever 2.0 to 2.4 acre lot you pick. In the world of housing cooperatives, a lease like this is called a "Proprietary Occupancy Agreement". Ours has a 99-year period and auto-renews with no additional payment.

● Go East 9.4 miles from the traffic light at the North end of Snowflake (that's Concho Hwy):
● Turn right on El Dorado,
● Left on San Carlos lane,
● Right on Del Contento,
● Angle right on Zuni,
● Just follow the road (it’ll turn into Aztec, then it turns into Del Contento Dr. You’ll be on this road for a while.)
● Right on Alamo Lane (aka Roz Way),
● Follow that road, but just a side note when you get to the steep hill: it’ll veer to the right at the top, then a quick left down the other side.
● Left on Yellow Rose rd,
● Next right onto an un-named road,
● Left at the fork,
● Gate to Cosler Cove is the next gate on the left.
● Drive in until you see our Welcome Center on the left. Park where there’s room and come inside!
