Nationally-acclaimed scenic artist, Pam Price of F5 Theming and Design 2, LLC, is now producing artwork for a growing array of high-profile national clients in her 1,600-sf Art Production Facility at the Roost. Pam's impressive body of work includes serving as Art Director with The Companies of Nassal, to oversee the 300+ artists that brought The Wizarding World of Harry Potter -- Hogsmeade to life at Universal Studios Orlando. Although her new projects are highly confidential, her staffing of artists is being drawn from Roost residents. Come and join the team!

THE DETAILS:

All infrastructure is in place. We've completed an enhancement to our water system and one to our commercial septic system is upcoming. In addition, we are completing a primary electric in upgrade in order to ensure higher voltage, now and in the future, as rigs and ancillary structures continue to demand more. Other community improvements and the addition of amenities are continuing throughout our now, nearly 50-acre, site.

Our Discounted Cash Price is a one-time payment for a 99-Year Renewable Land Lease which provides exclusive / transferable use of the RV / Tiny Home Site for the duration of the term.

There is no HOA, but there is a Monthly Maintenance Fee per residential unit, billed annually, to cover the cost of well pump electric and maintenance of the water/commercial septic system. Water, central garbage collection and community Wi-Fi is at no additional cost.

Leaseholders may rent their Sites when not in use in order to potentially generate income.

Leaseholders may perform improvements to their sites, such as adding a Tiny Home or Park Model, concrete pads, fire pits, sheds, xeriscape landscaping, etc.

Directions

From I-10 heading E, take I-10 Exit 11; head South on NM-338 for 24 miles. The Smugglers’ Roost entrance will be on your right (West-side of NM-338) at Hatchet Rd.

You will see the Smugglers’ Roost sign at the entrance and a large water tank approx. 100 yards West of the entrance road.
