EQUESTRIAN FACILITY LEASE TERMS

Dade City, Florida Training Facility

Lease Term & Payment

- Minimum 12-month lease agreement required

- Monthly rent due on the 1st of each month

- Security deposit equal to one month's rent

- First and deposit required at signing

- All utilities (water, electric) included

- Late fee of 5% applies after the 10th of each month

Insurance Requirements

- Lessee must maintain commercial liability insurance

- Reporting any facility issues promptly to owner

Owner responsible for:

- Structural maintenance and repairs

- Facility systems (water, electric, lighting)

- Common area maintenance

- Landscape maintenance

Operations Requirements

- Professional training operation only

- Maximum occupancy: 12 horses

- All boarders/clients must sign facility waiver

- No subletting permitted

- Changes to facility structure or features require written approval

- Adherence to all local business regulations required

Safety & Security

- Owner resides on premises

- Lessee responsible for securing barn and equipment daily

- All riders must wear appropriate safety equipment
