The following described property in Mendocino County, California:

Block 2, Lot 17 of Tract 86, Brooktrails Vacation Village subdivision, as per map filed August 17, 1966 in case two, drawer 7, page 1, Mendocino County records as amended by Map filed August 16, 1967 in Map Case 2, Drawer 7, Page 2; excepting and reserving all the water and water rights in, under or flowing over said property or appurtenant thereto; excepting and reserving therefrom fifty per cent (50%) of all oil, gas and other mineral and hydrocarbon substances below a plane five hundred feet (500 ft.) beneath the surface thereof, but without the right of surface entry thereto. Said conveyance shall be made subject to all conditions, covenants, restrictions, reservations, easements, rights and rights of way of record or appearing in the recorded map of said Tract or herein and, specifically, the covenants, conditions and restrictions set forth in those certain Declarations recorded September 7, 1966 in Book 724, Page 310, Official Records of Mendocino County and on September 5, 1967 in Volume 747, Page 402, Official Records of Mendocino County all of which are incorporated herein by reference with the same effect as though said Declarations were fully set forth hereat.
